Before setting up his own practice Tom worked for GL Hearn Ltd as a Compulsory Purchase Surveyor for over five years working on major infrastructure projects including Crossrail, HS2, Thameslink and many council led housing regeneration schemes. Prior to this, Tom worked on the land assembly for the London 2012 Olympic Games, providing valuation, landlord and tenant and compulsory purchase advice to the LDA.
Working on major schemes on behalf of developers it became clear there was a lack of expert advice being provided to individuals affected by Compulsory Purchase. The larger surveying firms are eager to work on behalf of developers of major infrastructure projects. As a result of this individuals and businesses affected by these schemes are regularly not being professionally represented. Olden Property Consulting was formed to address this imbalance.
We provide a professional yet personal service to our clients to ensure they understand what can be a complex and stressful process and ensure the full value of our clients property is realised. Clear advice and robust negotiation on behalf of our clients are key to a successful outcome.
Olden Property Consulting also specialise in Leasehold enfranchisement and lease extension valuation. Again taking clients through what can be a complex and sometimes frustrating process from initial valuation through to competed lease extension or freehold purchase.
“Over the past twelve years working ‘on both sides of the fence’ I have advised on various property types and businesses, on claims in the tens of thousands to the tens of millions which has given me confidence to take on any case. Without the knowledge of legislation and statutory rules around compensation it would be impossible to undertake this role, in management speak I believe these are called ‘hard skills’. However, of equal and possibly greater importance are the other skills needed in this role.
Compulsory purchase and leasehold enfranchisement can be a complex and occasionally litigious process. Often being a stressful experience for those affected, especially homeowners and self-employed clients. I believe the knowledge I have built up over the years enables me to provide clear advice to clients from the outset, negotiate effectively and thereby settle cases at a level whereby clients are confident they have achieved or paid the best price for their property”
